This service is designed for landlords that are happy and wanting to conduct their own viewings and prepare their own tenancies, but need a platform in order to advertise their property effectively and on all major platforms.
With the let only service, this is designed for landlords that want to manage their own property after the new tenants have moved in, they will deal with all of their maintenance and repairs, as well as dealing with rental collection monthly and dealing with legal notice on the property. However, they require the assistance of a knowledgable and experienced letting agent in order to market the property, carry out professional accompanied viewings, find a suitable tenant, reference them, and prepare the tenancy agreement for signing.
Our Fully managed service offers landlords a comprehensive management package, giving landlords the confidence that their property is being well taken care of. We will market the property, find a suitable tenant and deal with the move in process from start to finish. During the tenancy you will also have a dedicated property manager that will be your point of contact, they will update you on any aspects of the property. They will also carry out regular inspections throughout the tenancy, deal with the rent collection and chase any rent arrears if there were to be any, as well as organise maintenance repairs for the property*.
The package has been designed for those landlords that want to be more hands off, this package includes all of the above from the fully managed package but with additional benefits of not having to worry about safety certificates for the property. We will cover all the costs of the Gas Safety Certificate, Electrical Certificate and Energy Performance Certificate*; giving landlords that peace-of-mind. In addition to this, we will also carry out an additional inspection a year, giving landlords that fall within the selective licensing area full compliance. We will also provide free tenancy renewals each year, as well as free service of legal notices.
